Hargreaves Strategic Land is one of the UK’s leading strategic land promoters. We are the Strategic Land Division of Hargreaves Services plc and operate through Hargreaves Land Limited, a wholly-owned subsidiary of Hargreaves Services plc headquartered in the North East of England.
With the financial and operational support of Hargreaves Services plc, Hargreaves Strategic Land specialises in maximising land value through the identification of short, medium and long-term potential development land opportunities in sustainable locations, promoting land for development through the planning system and marketing and selling the land to developers on behalf of landowners.
Hargreaves Services plc’s gradual move away from its historical coal mining legacy over the past few decades has led to the Group diversifying its land and property interests including strategic land promotion and development. In addition to promoting and developing Group-owned land, Hargreaves Strategic Land provides a comprehensive strategic land promotion service dedicated to private landowners. Hargreaves Strategic Land delivers a comprehensive strategic land promotion service to landowners for a no-risk and hassle-free client experience. Our return is directly linked to a successful outcome and so our interests are perfectly aligned with our landowner clients.
We take time to get to know our landowner clients and understand their individual needs, tailor our Promotion Agreement terms to promote their land and communicate regularly with them in person throughout. We ensure that our landowner clients are not exposed to any costs at any time.
We use our expertise and funding to promote our landowner clients’ land through the complicated planning system. At the outset, we carefully prepare a planning strategy with our landowners and select, appoint and manage a multi-disciplinary technical consultant and legal team to prepare a vision and masterplan for the land. This continues to evolve through engagement with the local planning authority and regulatory consultees alongside public consultation with the local community and stakeholders. We engage in the local plan preparation process and, at the appropriate time, prepare and submit a planning application for the proposed development.
Once we have secured planning permission, we carefully prepare a marketing strategy with our landowners alongside a comprehensive planning, technical and legal marketing pack and appoint a land agent to manage the land sale process. We are genuinely independent from housebuilders and we openly market the land and agree the Sale Agreement terms with the selected developer partner. This approach ensures that best value is achieved for our landowner clients.
